After your REALTOR© helps you arrive at an acceptable asking price, he or she will decide the best way to present your home to potential buyers.
This will involve posting it on the Multiple Listing Service which can be accessed through the realty office web site, a showing for other REALTOR©s working in the area, and may also include advertisements in weekend newspaper real estate listing inserts, classified ads in community newspapers and direct mail advertisements to selected areas.
Ask your REALTOR© about having a video tour of your home made and displayed on his or her website as part of your marketing plan.
Tips for Open Houses and Showings
- It is best if you let you leave your home in care of your REALTOR© during the Open House.
- Have your carpets freshly vacuumed and countertops and windows shining.
- Put any valuables out of sight for security.
- While a pet may be a beloved part of your family - remember that there are many people who either dislike them, fear them or are allergic to their fur. Pets and their litter boxes and toys should be removed during the Open. Be diligent about pet hair and 'odors' at all times and take steps to eliminate them. As we have already noted, be sure all pet litter is removed from your lawn as well.
- Make beds, clean dirty dishes, put away clothing and toiletries
- Turn all indoor lighting on and open drapes to let sunlight in
- Soft music playing in the background and a few displays of fresh flowers are nice enhancements.
Most importantly, when the offers to purchase start to come, leave the negotiating to your REALTOR©.
